Terms & Conditions

Last updated: 20 August 2026

These Terms & Conditions govern the use of rfmodular.com and the purchase of products, modular units and services offered under the RF Modular brand.

RF Modular is a commercial brand operated by:

RF Living OOD
UIC/EIK: 206339098
VAT No.: BG206339098
Registered office: 15 Aleko Konstantinov St., Oborishte District, Sofia 1505, Bulgaria

Throughout these Terms, "RF Modular", "RF Living", "we", "us" and "our" refer to RF Living OOD.

By using this website, purchasing a product, submitting a project enquiry, requesting a quotation or placing an order with us, you agree to these Terms & Conditions where applicable.

1. Our Products and Services

RF Modular designs, engineers, manufactures and supplies modular spaces, container solutions, components, accessories and related products.

Our offering may include:

  • standard RF Modular models;

  • configurable modular units;

  • bespoke and made-to-order modular units;

  • container accessories and components for DIY projects;

  • furniture and interior accessories;

  • equipment and add-ons for RF Modular models;

  • replacement and supplementary components;

  • technical and utility accessories;

  • engineering and design services;

  • transportation and delivery;

  • installation and commissioning; and

  • related services.

Different terms may apply depending on whether you purchase a standard retail product, an accessory, a standard modular unit or a customised project.

2. Product Information

We make reasonable efforts to ensure that product descriptions, dimensions, specifications, photographs, renders, prices and other information displayed on rfmodular.com are accurate.

Images and renders may be illustrative. Colours, materials, textures and finishes may appear differently depending on lighting, photography and display settings.

Dimensions and specifications of modular products may be subject to reasonable manufacturing tolerances.

We may update specifications as part of product development, regulatory compliance or improvements to our products, provided such changes do not materially reduce the agreed functionality of an existing order.

Customers purchasing components or accessories for their own DIY projects are responsible for checking dimensions, compatibility, installation requirements and intended use before ordering.

3. Online Product Orders

Certain products may be available for direct purchase through rfmodular.com.

These may include container accessories, components, furniture, fittings, equipment and other add-ons.

Placing an order constitutes an offer to purchase the selected products.

An automated order acknowledgement does not necessarily constitute final acceptance. We reserve the right to reject or cancel an order where, for example:

  • a product is unavailable;

  • an obvious pricing or description error has occurred;

  • payment cannot be authorised;

  • delivery to the requested destination is unavailable; or

  • we reasonably suspect fraudulent or unlawful activity.

If payment has already been collected for an order that we cannot accept, the relevant amount will be refunded.

4. Modular Units and Project Orders

Orders for modular structures may require a quotation or project-specific proposal rather than conventional online checkout.

Following an enquiry, we may request information concerning:

  • intended application;

  • dimensions;

  • layout;

  • configuration;

  • installation location;

  • site conditions;

  • technical requirements;

  • utilities;

  • finishes;

  • furniture and equipment;

  • delivery requirements;

  • applicable standards or certifications; and

  • required timeline.

A project becomes binding only after RF Living OOD has formally accepted the order and any required deposit or advance payment has been received.

5. Standard Models and Optional Add-ons

RF Modular standard models may be offered with optional upgrades, furniture, equipment, accessories and other add-ons.

Selecting optional products may affect:

  • the final price;

  • manufacturing time;

  • total weight;

  • transportation requirements;

  • technical configuration; and

  • delivery schedule.

Where an add-on is integrated into a modular unit during manufacturing, it forms part of that project order and may be subject to the cancellation and return conditions applicable to the modular unit rather than those applicable to separately purchased retail goods.

6. Custom and Made-to-Order Products

Products manufactured according to customer specifications, including customised modular units, specially configured components and personalised products, may be produced specifically for an individual order.

Production may begin only after the required specifications, drawings or configurations have been approved and any required advance payment has been received.

Changes requested after approval may result in additional costs and an extension of the delivery schedule.

Where permitted by applicable law, customised or made-to-order goods may be excluded from ordinary withdrawal or return rights.

Mandatory consumer rights remain unaffected.

7. DIY Components and Accessories

RF Modular may sell components and accessories intended for installation by customers or third parties.

Unless expressly stated otherwise, purchasing such a product does not include installation, engineering assessment or certification of the customer's completed structure.

Customers are responsible for:

  • confirming product compatibility;

  • following installation instructions;

  • using appropriately qualified installers where necessary;

  • ensuring that modifications do not compromise structural integrity or safety;

  • complying with applicable electrical, plumbing, fire, building and other regulations; and

  • obtaining any approvals required for their project.

RF Modular is not responsible for damage resulting from incorrect installation, incompatible applications, unauthorised modifications or use contrary to supplied instructions.

Nothing in this section limits liability that cannot legally be excluded.

8. Prices and VAT

Prices displayed on the website will indicate applicable VAT treatment where required.

For project-based modular structures, pricing will normally be confirmed through a quotation.

Unless expressly included, project quotations may exclude:

  • transportation;

  • permits and approvals;

  • foundations and site preparation;

  • cranes and lifting equipment;

  • unloading;

  • utility connections;

  • installation;

  • customs duties;

  • local taxes; and

  • third-party inspections or certifications.

The relevant quotation will identify what is included.

9. Payment

Online product orders may be paid using the payment methods offered during checkout.

Project orders may require staged payments, including deposits or advance payments before engineering, procurement or manufacturing begins.

The applicable payment schedule will be specified in the quotation, invoice or contract.

10. Delivery

Smaller products and accessories may be delivered by parcel or freight carriers.

Modular structures and oversized products require specialised transportation.

Delivery charges, methods and estimated delivery periods will be shown during checkout where possible or specified in the relevant quotation.

Further information is available in our Shipping & Delivery Policy.

11. Risk of Damage and Inspection

Customers should inspect delivered products promptly.

Visible transport damage should be photographed and reported as soon as possible.

For freight or modular deliveries, visible damage should also be recorded on the carrier's delivery documentation where possible.

These requirements do not limit mandatory consumer rights.

12. Returns and Withdrawal

Return rights depend on the type of product purchased.

Standard accessories and other non-customised products purchased remotely by consumers may qualify for statutory withdrawal rights.

Customised, personalised and made-to-order products may be excluded from those rights where permitted by applicable law.

Separate rules may apply to business customers.

Full conditions are provided in our Returns & Refund Policy.

13. Warranty and Conformity

Products are covered by applicable statutory conformity and warranty rights.

Additional commercial warranty terms may apply to certain RF Modular products or modular structures.

Warranty coverage may be affected by improper installation, misuse, unauthorised modification, unsuitable foundations, incorrect utility connections or failure to follow maintenance and installation requirements, to the extent permitted by law.

Please see our Warranty Policy.

14. Installation

Some products may be offered with optional installation.

Where installation is not included, the customer is responsible for correct and safe installation.

Electrical, plumbing, HVAC, structural and other specialist work should be performed by appropriately qualified persons where required.

15. Site Preparation for Modular Units

Unless expressly included within our scope, the customer is responsible for ensuring that the installation site is ready to receive the modular unit.

This may include suitable foundations, transport access, crane access and utility connections.

Additional costs caused by an inaccessible or unprepared site may be charged to the customer.

16. Permits and Regulatory Requirements

Requirements for modular structures and container modifications vary depending on location and intended use.

Unless expressly included within our contractual scope, customers are responsible for determining and obtaining required planning permissions, building permits and other authorisations.

17. Intellectual Property

Content available through rfmodular.com, including the RF Modular brand, photographs, renders, graphics, text, product designs and website materials, is owned by or licensed to RF Living OOD unless otherwise stated.

Project-specific technical drawings, engineering documents and concepts supplied by RF Modular may not be commercially reproduced or supplied to third parties for manufacturing without permission unless otherwise agreed in writing.

18. Limitation of Liability

To the maximum extent permitted by applicable law, RF Living OOD will not be responsible for indirect or consequential losses or for damage caused by incorrect installation, misuse or unauthorised modification of products.

Nothing in these Terms excludes or limits liability where doing so is prohibited by law or limits mandatory consumer rights.

19. Force Majeure

We are not responsible for delays or failure to perform caused by events outside our reasonable control, including natural disasters, governmental restrictions, transportation disruptions, material shortages, strikes, war, major utility failures or similar events.

20. Personal Data

Personal data is processed in accordance with our Privacy Policy.

21. Governing Law

These Terms are governed by the laws of the Republic of Bulgaria, without prejudice to mandatory consumer rights that may apply under Bulgarian, European Union or other applicable law.

The parties should first attempt to resolve disputes amicably.

Where this is unsuccessful, disputes will be handled by the competent authority or court in accordance with applicable law.
